Site Preparation and Grading

Site Preparation and Grading in Coeur d’Alene

Site preparation is the phase that turns a raw parcel into ground a crew can build on. Lemuriapop clears the lot, strips and stockpiles the topsoil, and cuts and fills the dirt toward the elevations on your grading plan, finishing with a subgrade compacted to about 95 percent of maximum dry density. From a downtown 83814 infill lot to acreage off Government Way, the goal is the same: a level, drained pad that will not settle under a foundation.

Why Grading Comes First

Everything downstream depends on the grade. Positive slopes carry water away from the structure, correct pad elevation keeps a foundation out of the water table, and a properly compacted subgrade stops the cracking that shows up a year after a rushed job. Getting the dirt right first is far cheaper than fixing a settled slab later.

Our Process

We start with 811 locates, then clear and grub the parcel and set the topsoil aside. Our excavator and dozer run cut and fill under laser or GPS grade control, and we place any structural fill in controlled lifts, compacting each one before the next. A final finish pass sets the pad exactly to plan.
